I charge 100% of one month’s rent. This covers professional photos, marketing, showings, tenant screening, and coordination from listing to lease signing. If I represent both you and the tenant, I collect the full 100%. If another agent brings the tenant, I share 30% with that agent for bringing a qualified applicant.
That depends on the home’s location, condition, and price. Well-priced and well-presented properties in Austin usually rent within two to four weeks. I’ll give you feedback and pricing guidance based on current market data so we list smartly from the start.
The home should be clean, safe, and in good working order. I’ll visit your property and give you a list of simple steps to make it stand out. Sometimes it’s small things like fresh paint, deep cleaning, or minor repairs that make a big difference.
I use a secure screening platform that reviews credit, background, employment, and rental history. I confirm income and verify references to ensure applicants meet your standards. You’ll receive a summary of all applications so you can make an informed choice.
I handle the lease agreement using the Texas REALTORS® lease form, which is approved for use by licensed agents and widely recognized across Texas. All funds, including the security deposit and rent payments, are collected directly by the landlord or property management company. You’ll receive full details and copies of all signed documents for your records. Once your lease has officially started, I’ll send my invoice for services.
I handle the day-to-day communication and coordination. You’ll stay updated, but you won’t need to manage calls, schedule tours, or sort through multiple applications. I’ll send you clear weekly updates so you always know where things stand. I’ll also help make sure utilities are scheduled for transfer, insurance is in place, and all funds are properly handled.
On move-in day, I can coordinate the key handoff, and after that, I’ll make sure the tenants know to contact you or the property management company directly for any questions or maintenance issues. When a management company is involved, my process may look a little different to align with their procedures, and we’ll discuss those details ahead of time.
